A Return to Traditional Neighborhoods

It has been well-documented that Kansas City is one of the worst metro areas for suburban sprawl, so it is encouraging to see the New Urbanism movement really taking off in some of our fastest-growing suburban areas. This concept encourages a return to traditional neighborhood design - with smaller lots, front porches, garages in the rear, alleys, plenty of parks and green space, and a mixture of businesses, houses, apartments, and townhomes - all within walking distance. One goal is to provide more jobs, services, and shops closer to home. In many ways it’s a return to the feel of classic Kansas City neighborhoods like Brookside, Waldo, or Columbus Park, and it adheres to the city’s ambitious FOCUS master plan.
Here in Cowtown, the Northland is leading the way in this neo-traditional development.
- Shoal Creek Valley - MO-152 Hwy between I-435 and I-35 in northeastern Kansas City, MO (Clay County). This is the largest planned community in the state, up to 30,000 people when complete. Residential portion under construction.
- Zona Rosa - I-29 and NW Barry Road in northwestern KCMO (Platte Co.). Retail portion under construction.
- Renaissance North - MO-152 and MO 1 in northern KCMO (Clay Co.). Construction stalled, set to resume soon.
- Northgate Village - Northtown (City of North Kansas City), in Clay Co. Under construction.
- Tuilleries Plaza - I-29 and NW 64th St. (MO-45 Hwy) in northwestern KCMO (Platte Co). Proposed.
Elsewhere:
- Little Blue Valley - Eastern Independence, Jackson Co. Large project with several developments throughout the valley. First two residential portions recently approved.
- New Longview - New construction on the historic Longview Farm in western Lee’s Summit, Jackson Co. Under construction.
- New Village at Prairie Haven - Modest yet promising project in Olathe, KS, Johnson Co. Under construction.
- Raytown’s Crescent Creek residential neighborhood and a new downtown commercial development (planning in progress).
- Lenexa City Center - Ambitious new town center project in Lenexa, KS, Johnson Co. Proposed.
