Record house construction

July 30, 2004 |

Construction of new houses in the Kansas City area continues on a record pace set last year. In what may be a surprise to many, the city of Kansas City, MO is actually building more houses than any other in the metro area - due to residential booms Downtown and in the Northland. Much of the construction continues to move past traditional suburbs and out into the exurban hinterlands. Overall, 55% of the new construction is in Missouri, 45% in Kansas.

Unfortunately, downtown is still not addressing its real problems… lack of commonplace everyday stores… There was a lack of fuel and grocery availability before the loft boom started, and all the city is doing now is getting our hopes up, before damning itself back into the same dropoff that happened 15-20 years ago. This time, the suburban money will probably sprawl further north and east, since south has been pretty well developed….

That stuff is coming soon. You have to get a lot of people living there before the private investors will start building retail. It’s the same way in the suburbs - the strip malls don’t get built until after several subdivisions go in.

There are already many restaurant and bars opening all the time. The Crossroads is getting new housewares and furniture stores. Several delis and coffee houses have opened in the last few years. And even the much-anticipated grocery store should be opening soon as part of the KC Live development.

The retail situation really is getting better, but unfortunately there area still a lot of people like Brendon that either don’t notice it or just refuse to believe it.
