Hotel Math: W x 200 = H x 1000 + C

Last summer, Cordish approached the city about funding assistance to add a 10 story, 200 room W Hotel to the condo building being constructed at 12th and Main. If constructed, it would be the third boutique hotel Downtown receiving city money after the Phillips and the President (both via Super TIF).

Small, boutique hotels do little to boost convention business–one of the goals of the city. Instead, City Manager Wayne Cauthen is interested in bringing a 1000 room hotel near Bartle Hall. Cauthen worked on planning the Hyatt Regency Denver, an 1100 room hotel adjacent the Colorado Convention Center.

In fact, adding more boutique hotel rooms Downtown can actually hurt the chances of landing a convention hotel–there’s only so much funding available. And the market may not be ready for it. This brings back memories of the city having to cover $2.4 million of the (Marriott) Muehlebach’s TIF debt in 2000-2004.

W Hotels are pretty prestigious. Perhaps if KC gets a W Hotel people will think of us more like Chicago or San Francisco, except without the convention capacity.

    I used to be involved with convention planning at AAAS, which is the major science association. I also attend American Library Association conferences.

    If Kansas City wants to get serious about landing large conventions at Bartle, there needs to be a large hotel with convention facilities. Associations like ALA won’t even consider cities that don’t have a bunch of large hotels next to the convention center. So the city needs a large hotel to attract large conventions.

    I’m not in favor of this, because the city already wastes too much taxpayer money on corporate welfare projects for wealthy developers. We shouldn’t even be talking about new projects inside the Loop when large portions of the city east of Troost need an investment of money, resources and attention.

    Neighborhoods before developers.
